Window cleaning is the glass. Facade cleaning is everything else: the render, the precast, the cladding, the masonry, the curtain wall framing, the soffits and the sunshade blades. Different surfaces, different dirt, different methods, and a much longer cycle.
It is also the part of building maintenance where the wrong method does permanent damage. You can scrub glass fairly hard and it forgives you. Render does not.

The practical distinction for a building manager is that window cleaning is a service and facade cleaning is closer to a project. It gets scoped, not just booked.

The method has to match the substrate
This is the whole game.
Pressure washing suits hard, sound, uncoated surfaces. Concrete, some masonry, hard-wearing cladding.
Soft washing is low-pressure application of a cleaning solution that does the work chemically and biologically rather than mechanically. It exists for render, painted surfaces, coated cladding and anything else where pressure would wreck the finish.
Chemical cleaning targets specific deposits: efflorescence, oxide staining, some biological growth.
Steam turns up on heritage and sensitive substrates where you want heat rather than force.
Why pressure on render is a genuine risk
Two things happen when high pressure hits render, and neither is reversible.
The first is surface erosion. Wherever the operator lingered, the texture of the render changes, and you are left with a facade that is clean and visibly patchy.
The second is worse. High pressure drives water in behind the render skin. You went up there to fix how the building looks and came down having created a water ingress problem. On a facade already showing cracking or debonding, that is a fast way to turn a cosmetic job into a remedial one.
Any contractor quoting facade cleaning should be telling you which method they are using on which elevation, and why.
What the staining is telling you
Facade dirt is diagnostic if you read it properly.
Rust and oxide run staining, usually streaking down from fixings, balustrade anchors or the face of the concrete itself. This is a symptom, not a cleaning problem. Something behind the surface is corroding, and washing the stain off treats the evidence rather than the cause.
Efflorescence, the white salt bloom migrating out of masonry or concrete. It means moisture is moving through the substrate and carrying salts to the surface. Again, the bloom is the message.
Biological growth, mould, algae and lichen. Concentrates on shaded, damp and south-facing elevations, and on anything that stays wet.
Carbon and pollution soiling, the grey-black film. There is a counterintuitive pattern worth knowing: the dirtiest parts of a facade are usually the parts rain never reaches. Soffits, recesses and sheltered bands look worse than fully exposed surfaces, because rain washes the exposed areas and leaves the rain-shadow areas to accumulate.

Why ropes suit facade work
A facade is large, mostly vertical, and the work is spread thinly across it. That is the pattern rope access handles well and continuous platforms handle wastefully.
Technicians rig from the roof anchors and work down the elevation, bay by bay, top to bottom. Run-off from an uncleaned area above lands on a cleaned area below, so the sequence is not optional.
Ropes also win on occupied buildings. Scaffold around a tenanted tower affects entries, views, pedestrian areas and security for weeks, and that disruption often costs the owners more than the access does.
Where ropes are the wrong answer is worth saying plainly. Large continuous areas needing a uniform finish, jobs with heavy material handling, work requiring full containment of overspray or debris, deep setbacks and atria that ropes cannot geometrically reach, and multi-trade work needing a shared platform. Most large facade programmes end up using more than one method.

Cleaning is usually stage one of something bigger
This is the part most cleaning quotes leave out. Washing a facade strips the build-up that hides cracking, debonding, failed sealant and corrosion. You do not just get a cleaner building. You find out what is actually wrong with it.
Remedial contractors treat surface preparation as the stage that exposes defects and lets a coating adhere, not as a tidy-up. If your building is heading toward a repaint or a remedial programme, the clean and the inspection want to happen together, because the crew is already at close range across the entire facade.
That is the sequence: clean and inspect, define the real scope, repair and prepare, then coat. Cleaning on its own, with nobody looking, is a missed opportunity to find out what the next five years hold.

What drives the cost
- Facade area and complexity. Setbacks, articulation, feature elements and mixed substrates all slow the work down.
- Substrate mix. A building with three different surfaces needs three methods and three sets of decisions.
- Deposit type and age. Bonded, long-deferred deposits take more labour and harder method than a regular cycle would.
- Anchor layout. A documented, well-positioned anchor system means fewer repositions and fewer deviations. An undocumented one means a crew standing on the roof working out whether the job can proceed at all.
- Access and logistics. Roof access route, water source, where equipment stages, whether the lift takes gear.
- Exposure. Coastal, harbour-front, arterial road and construction-adjacent buildings accumulate faster.
- Ground constraints. Exclusion zones over footpaths, awnings, outdoor dining and loading docks all add management.
- Bundling. The expensive part of a rope job is getting rigged. Combining cleaning with inspection or minor repairs in one mobilisation costs materially less than separate visits.
